This would decrease my cashflow, but allow me to not miss out on the wild amount of appreciation that has occurred.- Rent the full home and setup a HELOC to have the appreciation gain available should a great opportunity come my way.Ideally, I would like to continue renting the home as I could see myself returning to the west side in a few years. 

A lady I was prospecting was complaining that she was being evicted at the end of her month to month lease in spite of the fact she had been paying rent--the landlord has dollar signs in his eyes and wants to sell high. 

You don't want to be responsible for historical crimes or destroying the value of a house, but if someone else did it in the 1950s-1990s, then go hog wild.

@Wilson Lee,We had a nearly identical situation, a 2bd, 1 bath SFH, originally just an older lady and her brother (2 people).. but then.. she moved in her daughter, and her 3 kids, so now a total of SIX ( 6 )  people using ONE toilet! 

Twice to total losers and another time to a lady that was in a terrible spot and was not going to leave unless I helped her do the right thing.
