The upside here is you can free up your VA entitlement but the downside is that you'll probably get a higher interest rate with a higher payment (although it may be a wash since you are financing less) and will have to pay closing costs out of pocket which could be tough if you are working to build cash reserves.

> exploring if I can get a duplex/triplex etc couple hours away from here and have it managed by a management company, they might charge 10% or rent , and the cashflow might not be more than couple hundred dollars a month. at least less vacancy rate here but if any major repair comes up, it may wash all earnings.
