MLS#13178475Hi Kiel,An 'experienced investor' would walk the property, take property photos, put together a detailed scope of work and create a detailed estimate of repairs.I would recommend you do the legwork on the first 3 tasks, and then you would get a much better response to your question.I'd be glad to provide some insight if you can provide a little more information.Thanks!

Here is what I do know:Short saleAsking price is $89kListed for 223 days (sellers could be motivated and may come down on price)3/2 on a corner lot, 1,164 square feetRoof looks good, outside needs new fence, some paint, landscapingA/C needs to be replacedComps sold recently between $120k and $130kIf I make an offer at $80k, put in $20k for repairs, I could possibly sell for $130k and walk with $30k profit.

If you know what area, or even a couple of areas you are looking to invest in I would suggest making a new post to ask those 3 questions about each market to get feedback from investors in those markets.Also, when you get to it, have a property manager walk the property before you make an offer.

If #3 fails, you'll either have to walk away, or purchase a unit with negative cash flow... sounds like a bad deal to me.
