When my husband isn't driving I use my phone to take notes by using the "talk to text" feature so I don't have to take my eyes off the road or slow down to write in my notebook. 

@Cerwin Haynes is actually right down the road from me, and our market (Western NY) is a little unique in some ways, but in general if a market doesn't see huge Booms, it will tend not to see huge Busts either.

Also, look to send unique mailers so you stand out.  

Lastly, our market here in the Bay Area has a unique opportunity of prices falling.

Aside from screening it also has a lot of other neat features that will differentiate your property to people searching.
