Direct Mail Help
Hello fellow investors... I have been struggling to find deals on the MLS over the past year so I have taken many failed attempts at direct mail marketing. I have acquired 3 lists that I feel are great however I need some advice prior to mailing. 1st list is of 13,000 homes with code violations, the second list is 1000 properties that I have from driving for dollars, and the 3rd list is of 750 tax delinquent properties. I've done a ton of research and I believe that these lists will target the distressed properties that I am looking for. I have about $1,000 to spend per month which will allow me to send out about 2,000 post cards. What mailing strategy should I go with? Which of these prospects should I mail to and how frequently? This is where I am stuck. I have heard repetition is the key however that will leave a ton of good prospects that I have on theses lists untouched. Please help. Thanks!
