So in practice, an annual lease term seems one-sided for the tenant's benefit.

The water incident happened in July 2023 and wanted compensation for damaged shoes and clothes but no mention of any further water leak nor any mold, the first mention of mold was Mar 7th of this month and there is mold so I need to remediate since insurance i doubt would cover and the tenant doesn't have the means, lessons learned, will update my lease and make sure they all have renters insurance.Yeah so not only did they cause the problem originally, but they also caused it to become a much bigger problem by neglecting to report the mold issue earlier.

-As to rent payment, in Florida, a tenant would either owe liquidated damages (as stated in the lease or would owe rent that accrues during the lease term until such time as the landlord is able to re-rent the property on their account.

I'm trying to figure out a strategy on buying real estate from the seller on payments, adding value and reselling it for profit and thus, paying off the original seller.
