I call this "Appraiser Risk" and its very real in my experience and I usually don't advise people to refi within a year unless you have proof of major renovations.

And personally, if the "60% return over 3 yrs", meaning 20% average annual return, is accurate, I would not call this a great return, but certainly not bad.
