But I am in need of opinions on the matter.A) Carpet is definitely out for a replacement option. she needs to re-floor only about 250 SF, so we were thinking laminate would be the better option.a) My original plan was to just ask her to save the equivalent of carpet replacement (since that is what was damaged) and then i would cover the difference in cost to upgrade to a more durable flooring.

I'm looking at the property this weekend with my GC who is also my 50/50 equity partner.I don't think this would work as a subject to deal because the rent would most likely not cover their mortgage.

An LLC or LP will give you better liability protection, but also will require an $800/year fee to CA versus a GP will not, but doesn't cover your liability as much.

This leads to frequent move-outs and escalating costs of ownership.  5% for maintenance and 5% for vacancy do not even come close to covering these costs.When companies are competing to see who can race to the bottom first (lowering prices and selling property cheaper and cheaper) they have to cut somewhere in order to make a profit.
