Thank you guys for the feedback,At this point I have 15k of my own money without safe fund (will be saving for a half year of bills)I found a few homes in Paterson and Newark New Jersey area is not that great but close to Nyc so rents are still pretty highOne was a 3 family for 100k but needs work I would say over 40k.The other is 140k 3 family as well needs very little work from what I can see.I don't plan to live in them since I still live with my parents so I only pay 300 in rent and I make about 40k a year I do have students loans loans of 13k that I could finish paying within 4-5 months Please let me know any more feedback

- What is your opinion on having freedom to pursue side jobs and/or real estate investing as a contractor who works from home (minus a few days a month on project location) compared to a typical 8-5 that requires 2 weeks of travel a month.Additional information to consider is:- My fiance who lives with me is a teacher with stable income and benefits and currently has no plans of leaving to pursue real estate full time as she would prefer to teach and do real estate on the side with me

Daniel Krantz I'm investing in west haven for several reasons my area is close to university of new haven so I can rent to students, taxes are not too high like new haven so you can cash flow more, you can be near the beach in a mile so that's attractive to buyers, my area is between Milford and westville (new haven) and these two are good areas.
