After calling the local electrical companies and struggling to reach anyone, I went to Facebook marketplace and posted that I was in search of a certified electrician to do some minor kitchen electrical work. 

I'm struggling to determine the operating costs besides what I've pieced together with my limited experience of owning single family homes, and our one townhouse investment property. 

I would like to get into the single family home rental space but am struggling to find properties in this area that would make the numbers work.  

I have 2 rentals (purchased a few years ago) in the Northern Virginia area but am really struggling this year to find anything in my area that would give me a good return.
