So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

I called another title company and they told me that even if I brought them a sale contract and started the whole process of clearing the title, if it turns up they cant find the house in a will or something like that their hands are tied and I would need another lawyer to do some investigating.
