Finding Real Estate Investors

Hello BP!

My name is Thayer Hood, I am a Broker/Investor Consultant in the booming marketplace of Indianapolis, IN.

I am a newer agent, but I am ready and willing to learn from anyone and everyone who is willing to help.

I thought my passion would be in the residential wholesale side, however after our team has found a few new properties and having met with contractors for bids, I have found my passion in REI.

Being new or not, even I can see we have some incredible opportunities for investors. But new to the game and the team, I seriously lack in an investor pool of my own to reach out to.

I will and want to shatter ceilings and take as many people with me as I can. So outside of your sphere of influence, where do I find my first potential Investor?

You first have to provide value, and expertise.  Then, the investors will seek you out.

Build your team.  Your "Boots on the Ground".  This will include a GOOD hard money lender (or a few), an experienced Title person who knows the ins and outs of investor deals, and can offer investor discounts on title fees, a 1031 exchanger (the title person should have a good connection there), and a few contractors and/or subs for rehab work. VET these people for competence, budget, availability, and timing of completion, knowing full well that these are all important to an investor.

It also wouldn't hurt to have a few competent PM contacts that you can refer.  VET THEM Before adding them to your list!

Search tax records for property owners with more than X amount of properties (whatever you designate as the investor you are targeting). Keep in mind, that many investors have their properties in LLCs. So, that could be an easy search for anything with an LLC woning property. Reach out to them with your REI deals.

Alternatively, invite them to a meetup where they can network with resources that will help their RE business as discussed above, and learn about opportunities for investment.  Allow them to join your email list to receive these deals regularly.  Post about your successes so that all of them can see what deals you have done and how the investor did.

The whole idea of "build it, and they will come" is very real here.  If you create the opportunity, and provide value in your services, the investors will find you.
