To me owning lower end deals are strictly that a numbers game.

You can easily get stuck with a property that is no longer grandfathered from current zoning regulations if it has lost it's continuous use status(sat vacant for an extended period of time).

Much of it is universally applicable, but some of it is very U.S.A. specific - areas such as finance, regulation, and taxation are differ in Canada (and again dans la belle province).

Once you start buying properties strictly for investment (you wont live there) the down payment will be 20% - 25%Start with searching for properties online and seeing what you like or dont like, then find a Realtor in your area and get preapproved for the loan - then start seeing actual properties

There is one area in Louisville where it is really strict.

Organic means any site visitor that finds your site strictly by doing web searches and clicks on a search result link.  

This is a highly regulated business.
