A list source company is pretty cheap as is a subscription service, but they are not free. 

Ask the banks in your area if that would work.If not, you might have to look for private money sources in your area.

Not really sure where to go to search other than google, which not many good sources popped up.Any help would be great!

Only recently have I changed direction and looked into real estate as a cash flow source.

It has some very powerful accounting features that are specific to real estate, such as asset depreciation, cost segregation, etc.

How can I find out if there are any from a reliable source?

Also, having the ability to follow a topic/post would be a good feature without having to go through the web browser.
