From what I hear on the recent podcast 710 it's a great alternative to short-term rentals but a lot of leg work to get licensed and set up.

I don't really have a price range since I plan on seller financing my deals and we can move the numbers around until the deal works for both myself and the seller. 

If it turns out to be really serious, like described above, then you can renegotiate with the seller and/or cut bait.

My short term rentals are still booking well near Tesla.

How do you manage banks calling to speak with the seller after a sub-to deal?  

For many of the deals that I'm seeing cash flow right now, they are negotiating seller credits and then I'll use those to buy down the rate that gets the investor the returns he/she needs.Personally, we just found a B property in B/C area and that cash flows nicely.

Like many other states, wholesalers in Florida cannot represent a buyer or seller in any real estate transactions if they do not have a real estate license. 

I would've liked to hold onto it for the cash flow and to use the equity to purchase other properties but my wife and I sold it and got divorced shortly after.

So hopefully to clarify, the only reason I want to use the LLC is so that I am the Seller and the LLC is the buyer.
