With SFR you would have 10 loans, 10 locations, and much more logistics and management pain than if it was all in one deal, as a Multifamily.

With current rates higher, it is painful to give up this rate.

@Richard Sherman  One of my partners owns a 100 units in Gresham.. i actually found them and brokered the deal.We have on going business so when he comes twice a year to meet with me ( he lives in Honolulu) he also does a day with his property manager at Cambridge management super sharp guy and fun..

Refinancing is expensive and a pain in the butt.I've been buying non-financable houses with cash lately and not bothering to refi those either. 

What is his/her pain?

His group does property management, and they are a sharp outfit. 

These are just a few of the things I've found to be a pain.
