You have got great responses from Ontario, i quite agree that your first and best option is to use owner occupancy informing them that you or a family member need the apartment as primary residence and for this to work smoothly ensure that the tenant is not a senior citizen or physically challenged because both are protected against owners occupancy.

I was sort of surprised to hear this from my banker (Chase), but he went off and spoke with the more senior guy who does the investor type loans and said they had no problem with doing this.
