Prices are affordable, rent to purchase price ratios are much better than Indy, and tenant quality and rental demand are solid. 

If you are able to weather this crisis, then I would be looking at demand drivers per market. 

I am not personally in Dallas but I have two friends currently living there and from my research so far, Dallas has a lot of good real estate indicators (population growth, good economy and businesses, demand, etc.).

I'm looking for advice on making cold calls to find motivated sellers.
