Buy a cosmetic fixer (good bones but dirty, dated finishes) that you can get a good deal on and put some work into, so you get a nice short term sweat equity bump and are in a sound financial position to safely hold long term (or sell short term for profit if you need or choose to).

It's about relationships, location, value add, actual $$$, and providing safe housing for people.
