It is a top/bottom duplex and he lives in one of the rooms downstairs and has tenants upstairs as well as a roommate downstairs which pays for more than the mortgage.

Even though my daughter has a good credit score, she still has trouble qualifying for any mortgage as she doesn't have 2 full years of documented income, but she moved out of her single apartment and lives with a roommate which cuts costs, and she's paying extra each month on her car to pay it off early and putting money in savings each month towards her first house.
