Just figured it can't hurt get an outside perspective.

Perhaps reevaluate your life to figure out what you could do to find a more well paid career and take steps to reach it while you are working any job.

By God's grace, last month, Doctor #14 figured out what was wrong, and I am now on a treatment plan.

I guess he either figures out it's better to own as a member or you all get into a tenants in common messy deal. 

By doing this, I figure I can significantly increase my ROI. 

I'm in the process of figuring out the rehab plan and would love some expert advice as I select my team and plan.

but I’ve found that I’m constantly going back and forth between apps (Zillow, Trulia and Realtor) to figure out what info I need.Would be great if one site had all the info easy to access/search.I know some apps allow keyword searches but I think a 6 unit specifically may not show like something like “multi-family” would.

I realize that these are hefty goals and I figured that my "MINS" (most important next step) was to post on this forum and introduce myself to the community.

I want to try and keep my costs under that amount.  70% gives me a little buffer encase my Rehab goes over budget or the appraisal comes in lower than expected.Then it’s just a matter of subtracting all my costs to figure out what my max offer can be.  

Find a cheap guy to put in the piers in and figure it into rent.
