further more i cant tell you how many foreclsoure houses I bought back in the day were the parents leveraged it and were not qualified to borrow the only qualification was equity.. gave the money to children who then went on to lose it.. so not only did the kids lose money the parents lost the house.. leave the in laws alone they worked hard for this are set with a paid for house and such..go find a real money partner. is my advice.

About 90% of the time after the showing the potential renters are interested and do the application and background check but when it comes time for the deposit to hold (I state the entire process and qualifications in the pre-screen and go over it with them in person so my expectations are clear), nobody follows through (non-refundable deposit to hold is half of security deposit at $550 and the rest of the security deposit ($550) is to be paid at lease signing).

Banks do offer these, but they may have tighter restrictions on qualification standards and may have lower LTV than if it was your primary home.

I pointed out that that is not the only qualification, and that if the property is used for residential purposes and has less than 5-units it was applicable.

You might care to spend the same amount of time as I did - 30 years, acquiring an armful of degrees including Masters, post graduate qualifications in Law, Finance and Investment plus working in real estate and the Securities Industry over the same period.

Your local codes may require specific qualifications or licences for contractors to perform work however it is a joke to accept that a tenant has the right to demand anything of a landlord beyond that outlined in your state landlord tenant regulations.Tell your tenants that when they are paying for the work they can choose their own contractors.
