Up until now, we have not used an LLC to purchase or protect any of the properties mainly to limit down payments to 15% instead of 25% as liquid cash has always been the hardest to come by.

I intend to manage the property myself, I just need advice on how to list the property, and which documents to use to protect myself against potential problems, and ensure a fair and legal lease agreement.

Hi @Julie Flynn, This is the strategy I use to protect myself from liabilities on my properties.

It's to protect you, so you don't give the contractor too much money to ensure the work is completed.

If law allows, record your visit to protect yourself from false accusations (sexual harassment, theft, etc.)Did you receive anything from the Tenant's attorney?

If anything my understanding of having a property in an LLC adds an extra layer of protection from tenants trying to sue.

And this will help you protect your downside and that is something that you need to think about.
