Credibility comes from when OTHER people do the talking for you.If you say "We are credible" on your website... yeah.. doesn't mean much unless you have certain key factors present on your site.So dont just get a landing page without links and without a website.

If one has a very high W2 or very deep pockets this may not apply, but for many of us who work average W2 jobs this winds up being a huge risk.CA real estate has been great if you look at the trend line from 2011-Present, but that is cherry picking a very short period of time during an unprecedented upswing in rents and property values.

Present your facts and let them do the same.

I regularly comb through the MLS and run the numbers on properties in the pursuit of a deal that I can present to an investor (providing me the opportunity to be the buyer's agent now and possibly the seller's agent in the future) but as you know, that is the most competitive marketplace and deals are getting harder and harder to come by.

I should add that I am still tinkering with this whole FB thing so the last thing I want to do is try to present myself as somebody that knows the answers.

You will discover the same info, but depending on how it is presented, this route may be a bit more time-consuming.Either way you go on the above, including any necessary research, you will have a sizable list of investors who are both cash buyers and active purchasers of fixers.

For the dryer request I would state something like "the property came in the present condition and the washer/dryer will not be moved. 

I had been tracking available properties and looking for a purchase, and one presented listed on MLS, ran the numbers and put in the offer.

(Haven't had to present it in court before, but I am sure a judge wouldn't complain about the additional documentation.)
