So I am currently a senior in college and am pursuing a degree in finance.

We are dealing with parents who send their kids to the US for college/university or high school (boarding school).  

I was in college trying to figure out the world of real estate investing.

I don't know your states laws, but in some states it is unlawful to practice real estate in most capacities, without a real estate license.

Since Tallahassee is a college town, I am planning to acquire some single family homes for rental to students but I hope to start with the purchase of my first home.I look forward to learning from everyone in this community!

At present I am "practicing" evaluating properties to buy.  

I guess that would force me to learn and practice wholesaling until I build up enough cash to do a rehab.  

It might be good to buy a multi unit and live in it while in college and rent out the rest to get your feet wet.

Your opportunity sounds a lot like numbers in my market which is also a college town.This deal would (purchase price, seller financing, etc) would go in a heartbeat here.  

I don't know the laws in your state or what your CCRs state but general practice would favor your position.
