Now interest rates staying flat hasn't helped too much, but we are in the higher season of people moving/finishing school/etc. 6-8 months ago was a bit slower. 

His excuse was that he probably missed the part where it says I made about $3k gain from securities and $18k gain from crypto.

Please let me know if my math and my plan are missing out some important laws/rules that I haven't heard of.

They may have missed their opportunity.Check with your local municipality regarding their maintenance code.

The appreciate play is an underrated component that people who are waiting to get into the market until rates drop more may be missing out on. 

We normally have a good 50 to 60 people.

@David Rutledge I don't doubt it, but it's a town of about 20,000 people, and aside from this thing a number of miles away called the Pro Football Hall of Fame, there really isn't anything that spectacular to draw tourism in the area... it must all be corporate and maybe kids returning to visit their elderly parents? 

I came across this BP thread listing the Top 10 Real Estate Markets for Cash Flow in 2024https://www.biggerpockets.com/blog/best-real-estate-markets-...However, it didn't mention some of the markets I see talked about the most likeOhio and Tennessee etc  I don't see anyone talking about McAllen or Idessa Texas.What am I missing?
