The public records should show his past history of purchases, and you would expect his future purchases to be similar in size and their nature (commercial, industrial, residential - whatever) to those past purchases.

It is only effective because the title company is in bed with the lenders already and they are naturally risk adverse anyway.I would be more concerned with the disclosures made to the lender and the verbiage of the approval letter before I considered a double close with two seperate title companies.For instance, does the B buyer have to agree that there are no prior or pending transactions or agreements and sign prior to closing?

Now, naturally I wouldn't tell them that I just read this great book and want to turn their parks around :) But as a mobile home park owner, what would someone need to say, or how would they need to come across, to catch your attention and make you think that they are someone you would be willing to work with?
