The rpoblem is that Wells Fargo keeps having my home appraised and the value comes up near what I owe.They finally dropped it 15$K but it won't get anyone to look at it at that price. 2 miles away a new community( that is dead- no new builds) is selling brand new homes with a free lot- essentially selling the houses n@ 40-50K under mine.What can I do to get the bank to acknowledge this?

Also, Southeast Investor, one of the great selling points for seller finance, besides the buyer not having to go see a scary banker, is that I structure the monthly payments, with tax and insurance, a little less than people in the area are paying for rent.

It's the one with the 39% equity(bank owned) and since it is about a mile away from me, I'm thinking about calling up the owner of that house and see if they can let me wholesale the house.

I am not familiar with that exact address, but I can tell you 1.5 miles west of that house, is not a place you would want to go for a walk once it got dark.

There are a few houses within half a mile listed around $430-$440K.I estimate the house will need about $50K to get it to a sellable, presentable condition.

there is a demand for rentals as there are many people that can't qualify for loans on their own. rent prices have not been affected by the downturn in the housing market. i have clients that have similar homes in the area and they simply throw a sign up in the yard and an ad in the paper and get it rented within the first day. this particular client has 10 rentals within 5 miles of this.the 'real' value is where it gets tricky. this is the standard block/stucco florida home. the price of this home is now at the price that these homes sold for back in the 90s.
