On the bad side, Wholesaling is a frankly new industry and falsely advertised by gurus as "easy money", most wholesalers are 1man show and work on a deal by deal basis with no structure and without building any long term relationships, part of our focus on convenience is translated by our transaction coordinator, transparency and weekly updates until closing, we provide moving/relocation services, lenders, credit repairs and insurance referrals.

I don't have the contact network a brokerage typically expects an agent to have coming into the business, so my plan is to get a day job, save up some money for advertising, and then rather than personally deal with the leads that come in through the advertising, will refer all of them out and just collect referral fees.

But the common narration that "I'll just do a few flips/wholesales and boom I'll have enough money for a down payment for that xx unit building" is so much more complicated than advertised.
