Here are some of the highlights: quickly set up bank accounts for each property and sub-accounts under those for things like security deposits and CapEx; virtual credit cards tied to each property; quick transfer of funds; ability to send money back and forth to tenants (some platforms are for collection only but won't let you send your refundable deposits back to your tenants); easily categorize every transaction into IRS Schedule E categories for reporting taxes; ability to split transactions; tenant management from vetting to drafting lease agreements to collecting rent.

Again all of this varies depending on what you are trying to do, and other financial aspects related to you, but these are common aspects of deals, funding etc. 

If you have a low DTI, sometimes lenders will just add points to your quote to make the rate look more attractive and hope that you don't notice the buy down.

@Kory SantaellaIf these have mortgages you don't need them in an LLC.A LLC can also give you a false sense of security.You may be subject to due on sale clause on your low interest rate loans.

I'm a credit union person overall- it can be a little less friendly for multiple accounts, sharing funds ect.
