It doesn't have to be perfectly defined - for example you can have more than one market - but once you have a general criteria you can gather a list of Sponsors, eliminate those that don't fit your criteria, and then begin to interview them / some of their investors to make your final decision.

I get a leasing fee ( equal one months rent) and 5% of the collected rent.. however I get no pay for raised rents ( which I determine and raise yearly) nothing for repairs or work done to the apartments. so its basically the 5% and leases.. and since I took over we went from 30 % vacancy to we are at full capacity with a wait list, and I raise the rents by almost 70% in the last 5 years. ( yes you read that right) .

Hey @Trenton Brown, unfortunately you'll see several multi-families that are incorrectly listed on MLS, so you'll need to look closely.

Listing inventory looks to have a trend that is counter to most other markets in Massachusetts; usually inventory increases in the Summer and lessens in the Winter!
