When they fix things it appears they put bandaids on leaks and the same problems continue to occur, even though I am always authorizing them to fix things to perfection and spend the extra money, I want to take good care of my tenants and my properties.

My job does not pay that well but I try to be very frugal with my money.While also not straight to your question I have found it quite helpful to put everything down on a spread sheet to keep track of the coming and going of my money and where it is leaking out.
