I never heard back from the rep I gave my highest offer to on the phone, the contract just showed up in my email inbox a few days later.

Mark just make sure whoever you get that they are familiar with investors and what they want to do versus a home owner inspector that might look at things and say the buyer can do that later etc.The flip investor needs to do it all now to resale.

I just wish I could quit my job sooner than later.

We had an additional $17.5K in private lending come to us after we made the deal, and we budgeted that for the reno. 9 months and $30K later (as the story always goes) we had a tenant moved in and ready to pay rent.

I bought this , in Pasadena for 130K  the inside was worse , This is a year later , Wasnt easy , its a duplex , each side  $ 1300. mo      Its in a Blue ribbon school district and a B neighborhood .  

Three months later when she collected bills and submitted them to mngmnt.

Maybe wait and pour new later on?
