Sorry to hear you haven't had a great experience.

No managing your own 2 properties is not property management experience.

In my experience Loan to After Repair Value (LTARV) is most commonly used as an Underwriting metric to ensure "the juice is worth the squeeze", or in other words, to make sure the project is worth the investment.

So again, my only concern with Lifestyles is that it has a draw to many newbies, but most newbies are not your father, they are guys wanting to do deals themselves with likely no real estate experience prior to joining Lifestyles.  

The current flavor in the Denver metro area for up-zoning on individual properties is is "NO!"

Closed in mid-March.TDLR; In my experience, the criterias you adjust for after a couple months of just looking and running numbers will help you determine which market might suit you the best.

I would love a mentor or to talk to anyone who has had a similar experience and tangible steps to get more organized. 

The wifi is what will allow you to access the door remotely.If you don't want wifi on it, Then you can still get a smart lock you'll just need to pre-program several different codes into it, and then give out those codes appropriately but you'd need to be on site at the door itself to program initially or update it.From personal experience I find the touch screen or wifi locks to be complete POS's that are not reliable and the battery does not last long.
