I wanted to reach out to my BP community and ask if anyone has personally attended this event, if so what was your overall opinion? 

I remember with a previous business I had my car insurance agent told me that I had to add something to my insurance if it was now going to be advertising a business- and if not It could cause me coverage issues in the event of an accident? 

My biggest suggestion to start going to any and all local REI networking events (if you haven't all ready).  

2b) In the event that there's a dead-end default/forclosure etc during the partial investor's assignment period (short of the investor's break-even point), how is this typically resolved?

It's always a good idea to include those costs in the event that in the future that you may want to have it managed for you and just to be able to pay yourself for your time now.Without knowing the age and condition of the building it is hard to say if those Capex and repair numbers are accurate, so you may need to build in more buffer for that if it is an older structure with any deferred maintenance.Also, would the tenant pay all utilities?
