Tenants more often than not move at the end of a lease although a lease does not prevent a tenant from breaking a lease. 

If those are the only two requirements then there is nothing preventing you from using that loan with advantageous interest to purchase a nice investment property that you also use a couple of weeks a year.Follow the track here - you do a 1031 into a nice vacation rental and use it as such for a year or two. 

Then follow some of the steps other members suggested to ventilate the space to prevent it from coming back. 

Once you’ve done that, if you’re not okay with your results, implement slight changes in the design I.E changing the colors or the font and see if the traffic increases or decreases.
