depends on the market slow markets you need a local agent if its red hot you can list it.FSBO is next to impossible I have found over the years.. unless your wholesaling a house to an investor but if your trying to get market or retail... it need exposrecan you put it on the local MLS ???

That's essentially what I did in a hot market and 2 years later I am sitting on a ton of equity thanks to forced appreciation.

It feels like Chicago is constantly growing, and lots of great things are happening especially in the west loop and some of the hot Chicago neighborhoods but it just feels like the middle class is constantly being beat up. 

Hardwood floors are currently hot but you also have to look at the class of property and if the tenants will pay up for it.

If you have a hot deal you need to buy you would need corporate documents to be able to actually purchase the property. 

Example- Omaha is a HOT flix/flip market, however CPC is SIGNIFICANTLY lower than comparable midwest geographies such as Memphis, Kansas City, ect.

The jumpers in the meter slots don't look heavy enough to carry much more than about a 60 amp load, if that.

Thinking about it logically, they will only need to spend a few hours MAX to show the place to a few tenants before the place is rented out (in the DC area, so it's hot).

Or, running the dishwasher supply line over from the hot water connection under the sink, through the back of the cabinets, may be OK.
