Building a quality trustworthy team is not always simple and it takes work to maintain the team (even local takes work to maintain a quality team).As for buying your primary residence I have two considerations: 1) how long do you plan to live in the area 2) how are the long term appreciation outlook (in LA the long-term appreciation outlook historically has been excellent). 

Brandon,I have a rental portfolio that is considerably larger than 30 units and I do the management, maintenance, and rehabbing myself.

If you do not want to use all of your own cash, you can do a joint venture but will need to give consideration such as a percentage of the net proceeds to your partner upon sale of the property.I have used joint ventures to buy auctioned reo properties.

There are considerations and some great ways to make it a win-win.

I will take them all into consideration.

JC Heights area is also doable.  

In the leaseback addendum, it provides compensation to the buyer from the seller as consideration.

There are few on the market now that ring up for considerably less, but they still aren't priced to profit.

The 18% is really meaningless without consideration for many other factors though.
