I am also leaning away from this option, mostly because I know it won't go anywhere.Can anyone provide any insight into how you would handle this situation?

Quick question:Quick question - How much total capital gains tax (both fed and state) would be for a property that I bought in 1997 for $500,000 and sold today for 1,000,000?

Recently, I’ve started to view my 15-mile training runs through nearby neighborhoods as a sort of prospecting method —a foot tour of sorts— helping me determine neighborhoods I might be interested in investing in.My goal with Bigger Pockets is simple — I hope to learn from other investors within the community, leverage the tools and resources to improve my ability analyze potential deals (to help my 40-something-year-old-self gain the confidence to do what my 20 something-year-old-self knew was possible long ago) and contribute to the community where I can with the experience I have.  

I haven't begun investing on my own yet but I've gained experience working with other investors and I think I'm ready to take the leap.

With the knowledge that I seek to gain through experience, I hope to be able to one day give back to my community and teach others the things that I hope to learn.

Make small achievable goals and hit them out of the park, gain momentum and never look back. 

Also, If you have any free time please let me take you to lunch (on me) to discuss the neighborhood and dealing with rental properties or even if you need some assistance on your rental properties I would love the learn the basics and gain some experience (obviously no charge). 

Currently, I'm focused on grinding it out as a Realtor to gain my capital so that I can start investing hopefully when I'm around my mid 20s.
