Without the cash flow we have an incomplete picture. 

Several years ago, even with high cash flow from a business, I felt fairly locked out of the places I wanted to purchase due to endlessly rising prices and rates that required constant underwriting revisions to the point where it wasn't worth the time expense. 

@Anish Ramrakhyani - Indiana is a GREAT place to invest :) lots of potential for cash flowing deals.  

Since I have over 10 airbnb units in the metro atlanta area I have a systems and employees in place that automate the demands of running an efficient airbnb for business cash flow purpses. 

If you run the income and expenses of the property through the LLC as a management company that may help your credit down the road.

I’ve searched through most hard money lenders and they are all around the 75% or so. 

Investment in this area tends to be block-by-block so as @Paul De Luca mentioned, it's worth driving through and assessing prior to making any investment decisions.

How did you evaluate the returns (ARV) of an agent pulling comps or through your online resources?

Were they actually marketing the property through Zillow / Trulia, ect?
