The smaller ones repped by the posters above are much much better at speed and helping you do your deals. 

They are not expensive (although I will say that the dirt cheap ones tend to have more hum issues, so skip the $50 ones at Walmart) and easy to swap.Did you try to run the fan at different speeds?  

This will not speed up the process but it will help you with answers to your ERAP and eviction questions and give you some pain relief.2.

If you try to claim later, "I didn't know" that's like saying being pulled over for going 30 miles per hour in a 25 mile per hour zone and trying ti tell the cop, "I didn't know I couldn't go over the speed limit,...and even if I did it was only by 5 MPH." 

Spend the $3K on property, tolls and rehab material.  26 SFHs, 1 LLC, 1 checking account, 1 laptop, 1 mobile phone, 1 spreadsheet, 1 old Ford Ranger, a ton of tools and 20 or so skilled trades / professionals on speed dial. 

Also, I won't buy in a HOA or community....currently trying to get rid of a place in the Poconos (PA) because of how poorly they operate (getting a speeding ticket for 23 in a 20mph while neighbors have 8 broken down cars on the front lawn). 

That is going to be your cheapest and fastest route to get them out.

Seller’s agents love speed and with a buyer that is fully approved your offers will hold much more weight.
