Just make sure your documents are extremely well drafted and everyone knows exactly what they are getting into. 

You need a good lender to talk with you, be honest with you, lay out a plan for some of the properties and the first ten properties you can use conventional financing on.

It is extremely unlikely that this is a good house for you to get rich on, when every experienced investor in your area has chosen to pass on it for six years.  

If yes, wouldn't this almost be considered an extremely motivated seller, so why try to sell so high?

We don’t know who is responsible to pay at this point, and the answer to that question is sitting under my property........I suppose I could refuse them access and push them to do that, but I want to be a good Nieghbor myself, and that makes me uncomfortable honestly.
