Building/reno materials market used to be reasonable/rational 10 years ago.

If you will relent and use the right person for the job, regardless of location, and send your materials electronically, then your choices open up.  

I'll systematize as I do more houses but this gives me a good understanding of prices for different materials.

Asphalt Shingle lifespan is around 10-15 years (we prefer to use lighter roofing materials and lighter materials in California for Seismic reasons) comparing to metal which is 30-45 years, much heavier product.2.
