Based on my analysis around City of Boston and surrounding towns, we pretty much gave up on CoC numbers at this stage because one would have to put down a lot more money to get better CF.

There are not many deal breakers for me at this stage of the game, but I want to know that...say...the Federal Pacific electrical panel will cost about $6000 to replace and if I leave it, I may have difficulty getting insurance. 

In this instance it is like playing telephone in elementary school. 

I asked him why he thought he was able to get $30k higher than the previous comps, but he just provided general information - good staging, photos, clean up the property, and re-painting the interior.  

Then use your stuff to stage your flip.

Virtual staging has also been of great help during COVID-19.

I also agree with @Shafi Noss that paid mentorships are most valuable after you have some experience under your belt and want to get to the more advanced and nuanced stages.

So, i am in the early stages of purchasing my first home.

@Odie Ayaga Well in this situation the land has already been purchased and I’m in the final stages of getting site plans approved and ready to issue permits.
