That's a good plan, the key to it is having a great marketing funnel.However, if I could do it over again, I'd buy a duplex, triplex or fourplex as my initial purchase, using a 203b FHA loan to fix up the units.

You may be able to buy it at $215K, but how much more are you going to have to dump into it (roof, HVAC's, plumbing/sewer, electrical, common areas, parking lot, retaining walls, etc.).
