Also what is not clear in your description is which are the dominant and servient tenements....in my reading of your description for example you show lot 2 (yours) and you show the easement on lot 2.

If the listing doesnt include the age of the major appliances as a selling feature, then i would make the assumption that i will need to budget for replacement in the not to distant future if i plan on being a oos investor.
