Agree with the above, you could do owner financing, maybe de owner would agree for 10% down.

A little about the house:It is walking distance to the Apple Campus west of De Anza Blvd.  

However, from what I understand the best states to incorporate in are Nevada, Wyoming, Delaware, and South Dakota.Nevada is fast.

Take that further, if you can rank your content for competitive keywords, it's not easy to "de-throne" you in those rankings.I've worked with many real estate professionals on SEO and find very few that are doing it well. 

I reside in PA, live most of my life in MD and work in DE)  I thought it would be easiest if I open a business account with that credit union because that is where the money is for my investment. 

I am a fan of using debt even if the cash is readily available, mostly for the general effect of higher returns and also the de-risking that can occur when it isn’t entirely your own cash on the line tied up in one deal.
