My suggestion is that you give the details to your mortgage guy before you acquire the property so that he/she can estimate future loan for you to make sure the end loan numbers will work.

I know others here could give you a much more detailed explanation.

I don't remember all of the details so I won't besmirch anyone's reputation beyond what I've already said.

In particular: "Realtor Only" or "Agent to Agent" Remarks - typically a freeform text field where agents can share details and amplifying information that they do not want to share directly with the public, and Attachments - It's pretty common for most due diligence information (seller's disclosures, surveys, rent rolls, operating statements, proformas, etc) to be included as MLS attachments.

Brandons book on no and low investing does not go into much detail at all about legality and techniques and most videos do not either.Thoughts from experience?
