After working with Navy federal credit union, I was able to get approved for ~600k(1-2 unit SFR), 30yr foxed,4.5%interest, 0%down, and 2.2% VA funding fee which is wrapped into the loan.

During that time I’d also have the line of credit to pull on for repairs/vacancy/maintenance, and I’d have that line already established for my next investment.The second option is to put traditional mortgages on them in 6 months once the sale seasons.

We actually couldn't get at certain areas to assess the actual damage done by the wisteria that hadn't been pruned in at least 4 years but it was getting behind trim and under the roof shingles up high as an example.
