I currently  own a 2BR/1Ba condo in Denver, CO.

My wife and I have lived in our current home for three years but are in the process of moving to Pennsylvania.

With the current interest rate environment, is it best to focus on entry level single family homes?

To give some background, we currently live in San Diego and have 3 children between the two of us. 

Rents have softened in Sacramento over the last couple of years, so just be sure that you're looking at current & accurate estimates when projecting your income.

I'm currently living in one side of the duplex and planning to rent out the other side.

Hi Cody,  I current have a rental property in Beaverton.

We plan to use the home currently for about maybe 2 months out the year and would like to rent it out the remainder of the year on Short term rental.

CONTEXT-(30k in credit card debt, split between 4 cards, mostly in charged off status)(one vehicle loan that was charged off, is now caught up to current, not paid off, 50k original loan amount)(some card companies are contacting me trying to make a deal, so likely only have to pay 20k of debt off.
